RENT ARREARS POLICY
RENT PAYMENTS MUST BE PAID AS PER SIGNED TENANCY AGREEMENTS
WE EXPECT RENT TO BE PAID ON TIME, EVERY TIME
WE EXPECT RENT TO BE PAID ON TIME, EVERY TIME
We pride ourselves in careful tenant qualification and screening processes. We only enter in to Tenancy Agreements when we are confident that the rent will be paid on time, every time.
Every effort should be made to ensure that your rent is paid on time or before the due date. If a tenant believes that they may be late with a rent payments, they must notify Wintersun Properties at least 3 (three) working days prior to the Rent Due Date. If we are not advised our policy will then be:
If all the outstanding rent is not paid within 14 days of the Breach Notice being served, a Notice of Termination for Non-Payment of Rent will be issued, requiring the tenant to vacate the property in 7 (seven) days. If rent is paid during this 7 (seven) day period the tenancy may still be terminated.
Where a tenant is continually late with rent payments despite our best efforts, we will not renew a lease. The tenant will be required to vacate the property at the end of the Tenancy Agreement and will also be furnished with a poor performance reference should a new landlord/letting agent request one.

- 2 days late - we will make contact with the tenant by SMS, email, phone or make personal contact with them at the tenanted property.
- 3 days late - We will issue a Breach Notice for Non-Payment of Rent.
